We are currently accepting applications for a Director of Maintenance.

SUMMARY: Responsible for the operation and management of building physical operations such as HVAC, electrical, plumbing, grounds, security, scheduling the preventative maintenance program and ensuring regulatory compliance.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Responsible for supervision of all mechanical, HVAC, electrical, architectural, grounds, and all other physical components of The Jewish Home. This includes maintaining the physical environment and all facility equipment in optimal operating condition and in compliance with the Life Safety Code and all other federal, state and local regulatory agencies.

a) Maintain records of all activities as required by regulation including fire drill reports, sprinkler and fire alarm service records, and generator tests.

b) Maintaining records of all maintenance performed including preventative and repairs. Establishes and maintains policies standards of operation, sanitation, safety and security for the department.

c) Direct and schedule outside contractors as required for the physical plant.

 

Manages and control departmental resources according to budget guidelines.

Orders departmental supplies according to the facility’s established purchasing and receiving policies.

Management and supervision of maintenance and security staff adhering to facility policy and procedures.

 Educates all Jewish Home staff in fire protection, safety, and the proper responses to each.

 Supervises the receiving of deliveries and the operation of the general food storage supply in accordance with facility procedures.

 Provides consultative, support services to the Administrator of Elan Gardens in physical plant operations.

 

 

SUPERVISORY RESPONSIBILITIES:

Directly supervises 10 – 15 employees in the Maintenance and Security Departments.  Carries out Supervisory responsibilities in accordance with the organization’s policies and applicable laws.  Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

SPECIAL REQUIREMENTS:

Good organizational and interpersonal skills.

 

EDUCATION and/or EXPERIENCE:

Requires at least three -five years experience in plant operations with strong emphasis in HVAC operations, plumbing, electrical and supervision of maintenance personnel.  Previous experience in health care preferred.

 

LANGUAGE SKILLS:

Ability to read and interpret documents such as operating and maintenance instructions, and procedure manuals.  Ability to write routine reports and correspondence.  Ability to speak effectively with residents and/or family members or employees of the organization.

 

MATHEMATICAL SKILLS:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

 

REASONING ABILITY:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.  Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
